Me and my cousins get together every year and when we walked into this house we were blown away. Everything was like the photos. The rooms were big and there was so much space the hang out. We would 100 percent stay here again.

We had such a lovely stay! Very clean, beautiful place inside and out. The sauna was such a wonderful addition as well as the lake views and places to relax outside. Lighting at night was so pretty and helpful when driving home. We will definitely return with more family in the future! Highly recommend! Erika was very responsive and reached out to me several times to check and see how things were going. Wonderful experience & host!

Beautiful home. The waterfall and creek are spectacular. Very serene surroundings. Perfect place to go enjoy some quiet and nature. My kids enjoyed the foosball/air hockey table. Fantastic wide open kitchen/living space that lets you take in almost a full 360 degree view. Would definitely visit again.

If you’re planning a trip to the Catskills, this is the perfect location and property. It’s modern and contemporary, with a great kitchen that includes a well-functioning dishwasher. The bathroom is excellent, and the bedrooms feature comfortable mattresses with plenty of pillows. The outdoor amenities really stand out—a sauna overlooking the creek, a space for cookouts (just be sure to give the grill a quick clean), and a relaxing seated lounge area by the creek. The property is conveniently located about 30 minutes from Kaaterskill Falls and 10 minutes from Rail Explorers. It’s also just a 2-minute drive from a mini supermarket and about 15 minutes from restaurants in Ulster and Woodstock—a cozy, vibrant town. We truly enjoyed our stay and highly recommend it!

My partner and I booked this cottage for her birthday. We loved it so much! There were so many thoughtful touches and we enjoyed our stay. It was really nice being so close to the river and having a grill and fire pit to enjoy during our stay. I would recommend this Airbnb for anyone looking for a cute clean place in the Catskills.

The photos don't do this property justice. It's easy to find, just a few minutes from gourmet as well as reasonably priced supermarkets, and a waterfall directly across from the house. It was so relaxing to hear the soothing sights and sounds of nature but be able to enjoy all the modern amenities like deep soaking tub, game room, large comfy beds etc etc. We would absolutely recommend!

We loved our stay here while celebrating my son’s graduation. The kitchen was a dream and had everything we needed to make a beautiful celebratory dinner. The couches were incredibly comfortable, the natural light is stunning, and spotting animals around the neighborhood was such a treat. Easy, peaceful, and exactly what we needed for a special weekend. Would absolutely return.

My family and I enjoyed our stay at Perch Cottages after a whirlwind college tour through upstate and western New York. We needed a weekend to just rest and have a relaxing weekend and that's exactly what we did. We barbecued and made a fire in the fire pit and roasted marshmallows while listening to the flow of the river right in the back of the cottage. Also, the beds were very comfortable so we had a good nights rest every night we were there. It was so peaceful there we would definitely come back to Perch Cottages. The icing on the cake was our gracious host, Erika! Erika was a super host because she got back to me so quickly with every question. She gave me clear directions for the cottage check-in and check-out procedure and the house rules. Over all this place gets 5 stars for me and my family.
