House Rules

We want your stay to be hassle-free. Upon your arrival at the house, you will find a detailed guest book with information on how to operate the electronics, house rules, check-out procedures, suggestions on where to eat, shop, etc. ○ Please read through the rental agreement before booking: Please see below ○ Quiet hours after 9 pm - Do not play loud music when outside as the sound can travel to neighbors. ○ If you open it, close it; if you borrow it, return it; if you turn it on, turn it off; if you break it, fix it; if you use it, take care of it; if you make a mess, clean it up; if you move it, put it back ○ Local guests please contact me prior to booking. --------- Here is a sample of our rental agreement with all the terms to be reviewed before proceeding with confirmation; 1. PROPERTY: The term “Property” will refer to the one-family dwelling, other structures, grounds, land, interior and exterior furnishing, and equipment, materials, and supplies at the premises. 2. MAXIMUM OCCUPANCY: The maximum number of overnight guests for this property is limited to six persons unless arrangements are made and agreed to by Property Manager in writing prior to check-in date. All guests and visitors must be listed in the original reservation. 3. OBLIGATIONS OF THE PARTIES: Tenant shall be responsible for all damages directly caused by the Tenant. The Owner and Property Manager shall not be responsible for any lost or stolen items, nor for any loss or damage to the Guest's property. Any damage incurred to the Property or its furnishings that is directly caused by the Tenant shall be the Tenant's responsibility. Tenant must be at least 25 years of age. Tenant acknowledges that the Property is in good condition at the commencement of the rental. If not, Tenant must report any issues to the Property Manager on the first day of the rental. Any damage or breakage must be reported to the Property Manager by the day of departure. The Owner and Property Manager are not responsible for inconveniences beyond their control, including but not limited to power outages, adverse weather conditions, mandatory evacuations, or construction. No refunds will be given for such occurrences. 4. TENANT RESPONSIBILITIES: It is fully understood that the Property should be left in reasonably clean, sanitary, condition; Tenant agrees to be responsible for any repairs necessary due to their negligence (or their Guest’s). 5. PETS: Please ensure that dogs are kept on a leash when outdoors or during walks, for the safety and comfort of all guests. Prior to departure, tenants agree to vacuum the property to ensure that it is free from pet fur. 6. SPECIAL EVENTS: Tenants may not throw a party or gathering at the premises without express written permission of the Property Manager. A large gathering is defined as 150% of maximum occupancy. 7. NOISE: Although the house and grounds are private, there are neighbors in the vicinity. Tenant and their Guests shall respect the neighbors’ wish for peace and quiet, and not make excessive noise; otherwise, the neighbors are within their rights to call police. If noise created by Tenant or their Guests is such that police are called to the premises guests will be fined. 8. INDEMNITIES: Any unsafe or dangerous condition must be reported to the Property Manager immediately. Tenant acknowledges that the use of the Property is entirely at the Tenant’s and Guest’s risk. Tenant shall indemnify and hold harmless Owner and Property Manager against and from any and all expenses, costs, damages, suits, actions, or liabilities arising from or in connection with any and all loss of or damage to personal property, injury, or death directly caused by the Tenant and/or Guest’s use of the Property, grounds, decks, stairs, fire-pit, common areas, and any other items on Property. Tenant also agrees to defend the owner and his agents from any lawsuit alleging damages and/or personal injury directly caused by the Tenant and/or Guest. that occurred during the Tenant’s rental of the Property. Tenant assumes any and all liability associated with their Guests, and agrees to indemnify and hold harmless Owner and Property Manager for any damages or other liabilities caused by such Guests. 9. ENTIRE AGREEMENT: This Agreement and attached waivers, disclaimers and policies, constitute the entire agreement of the parties and supersedes all prior or contemporaneous oral or written agreements concerning this subject matter and should be governed by the laws of New York state. RENTAL POLICIES: 1. GLASSWARE: May not be used in any outdoor area, use plastic instead. 2. NO SMOKING: Smoking is strictly prohibited inside the house and that evidence of smoking inside the house will result in penalties. It is further understood that all evidence of smoking outside the house (including cigarette butts, ash, etc.), will be thoroughly removed and cleaned; any remaining evidence of smoking may result in additional cleaning costs that may be charged to Tenant. 3. FIRES: Outdoor fires are permitted in the fire-pit only, Guests are responsible to be aware of local ordinances and seasonal fire bans. Children must be supervised at all times near any fire and such fire should not be left unattended. No fireworks are permitted on the premises at any time. UPON RETURNING THE INCLUDED EMAIL STATING THAT YOU APPROVE THIS AGREEMENT, YOU AGREE YOU HAVE READ AND UNDERSTOOD THIS AGREEMENT AND ACCEPT ALL TERMS, CONDITIONS, AND RESTRICTIONS WITHOUT EXCEPTION.

Please remember that you're staying in a house, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7. As an insurance company requirement, we request all guests to sign a rental agreement before their arrival. Please see "additional rules" for a sample of the rental agreement.

This place was spotless and gorgeous. The views were incredible and it was so peaceful. Also, it was very well stocked. We had such a magnificent time there and I am hoping to go back again in the near future.

Beautiful home and location. Very peaceful but still easy to get into Accord and surrounding areas. We felt very comfortable at the house. Erika and Chandra were super responsive. Would definitely come back again!

We had an amazing stay! There are so many areas of the house to hang out and we spent every night by the fire pit. It was beautifully decorated and a lovely home nearby fun breweries and hikes.

We relaxed as soon as we walked in! The sound of the waterfalls, the large windows, the tastefully decorated rooms. We appreciated the attention to details like an easy to operate Breville coffee machine, a variety of cute bowls on the counter for our fruit & snacks. The kitchen was spacious & well supplied. And so close to Minnewaska State Park! We will be back!

This Airbnb was gorgeous, one of the nicest we’ve stayed at. The location was bucolic and lovely, amazing waterfall nearby. Chandra was responsive and professional. No notes. This is exactly what every Airbnb should be like. It wasn’t the cheapest but fully worth it, and since there were five people staying there was much more cost-effective than everybody having their own hotel room.

The place was beautiful, extremely clean, wonderful setting the house accommodated me and my sweet children. Lots to do in the house had all the combination was well done clean all the high end for a wonderful weekend totally recommend this place love to come back. Thank you so very much to accommodate us for a wonderful getaway for me and my three children to celebrate our birthdays.

This house is so well designed to take advantage of the site--not just the waterfall in the back but the beautiful farm across the street. The screened porch off the master bedroom is especially nice for its view of the fields and hills and--if you're lucky like we were--lightening storms. There's plenty of room for a family to gather or to find their own spaces, and there is lots for kids to do in the house. It's a fantastic place to cook and eat and play games. Highly recommended.

This was our second stay at the property and still love it. Our only suggestions are: 1. Would be good to have a child gate on top floor. 2. Filter change for the fridge (was showing up as a warning). Meant the ice wasn’t working. 3. Fix the steps from lower level area - had got worse since our stay in April this year. 4. Welcome basket of basics on arrival would be a nice touch. Will be back!
