A perfect escape. Clean, quiet home, tastefully done with modern comforts throughout. The layout is open and airy, with big windows that bring in tons of natural light. It felt cozy without being cluttered, and every space—indoor & out— was well maintained and thoughtfully styled. A great getaway from the city, I’d absolutely return.

Our stay was great! The place is in great conditions and the surroundings are beautiful. We really had a chance to relax by the riverside and at the bonfire. Erika was also very responsive and kind to guide with any doubt or recommendation on the places in nearest towns. Excellent service!

The cottage was very pretty and comfortable, and the sound of the creek was lovely. The house is very comfortable, and any concerns we had were thoughtfully addressed. My family had a great time playing in nature and would love to be back!

Our group of eight had a fantastic stay at Mountain Rock. The home is spacious, super clean, and has a ton of lovely amenities. We especially loved the outdoor areas - the screened-in porch, BBQ, and fire pit were all highlights! The kitchen was perfect for cooking all together as well. Erika is an incredible host and was communicative and helpful from booking to checkout. I’d highly recommend this home for larger group stays with plenty of space for everyone!

This AirBnb was astounding. The property is large, well manicured, and private. The amenities were perfect. The house is spacious and the furnishings are pristine. Perfect stay in the mountains and would absolutely book again in the future. Erika was a professional, responsive, and accommodating host.

This was our second stay at the property and still love it. Our only suggestions are: 1. Would be good to have a child gate on top floor. 2. Filter change for the fridge (was showing up as a warning). Meant the ice wasn’t working. 3. Fix the steps from lower level area - had got worse since our stay in April this year. 4. Welcome basket of basics on arrival would be a nice touch. Will be back!

My husband and I were entertaining close family from out of town, and took them Upstate to share all of the places/things we enjoy here. Erika's space provided the perfect space to relax and take in the beauty of the area. We enjoyed peaceful mornings drinking coffee on the screened-in porch, relaxed outside and grilled tasty dinners, and spent the evenings playing cards. Everything was clean, accessible and comfortable. Erika provided clear instructions and local recommendations, setting us up for one memorable trip!

My family and I had a wonderful time at this home. It is perfectly located just a short walk to the business district in Kingston. The home was well-appointed and very cozy. Everyone had more then enough space to spread out and not feel cramped but also the downstairs was perfect for having dinner together or a movie night. We want to come back and enjoy living like a local in Kingston.

This was our second time staying at Perch Cottages with Erica and it was just as wonderful as the first. I absolutely love it here—it’s so centrally located to everything, including Woodstock, tons of beautiful hikes, waterfalls, and swimming holes. The property itself is spotless and impeccably decorated. It’s set right by a river where you can truly relax and unwind. There are plenty of fire pits with firewood available so you can enjoy a cozy fire every night. We’ve stayed in two different cottages now and both were decorated so charmingly and stocked with all the amenities you could want. I especially love the thoughtful touch of always having pancake mix waiting for us—such a sweet extra! Another huge plus: they welcome my dog Frankenstein with open arms. He travels everywhere with me, so finding a place that’s so genuinely pet-friendly is a dream. I honestly can’t say enough good things about this location. It’s my absolute favorite spot, and I can’t wait to come back.
